A stronger hotel.
A clearer return.
Hotel Park already has demand. The opportunity is to price it better, build more direct business and turn 11 rooms into a consistently managed operation. This proposal combines the commercial plan with a transparent, editable financial dashboard.
2025 historical figures from Hotel Park's original management proposal. Model forecasts are estimates, not recorded results.
What Pollenbee changes
Hotel Park's 2025 occupancy was 62.7%, but the achieved ADR was only €20.31. In August occupancy reached approximately 90%. The challenge is less about filling the hotel at any price, and more about managing rate, distribution and demand deliberately.
Revenue management
Dynamic rates by demand, day of week, season and room category; protect peak dates from underpricing.
OTA & direct distribution
Improve Booking.com and Expedia content, rate plans, availability, booking-engine conversion and direct-booking mix.
Corporate & advance bookings
Build institutional and business demand to reduce reliance on last-minute reservations.
Guest journey
Clear pre-arrival messages, consistent standards, review management and escalation workflows.
Operating oversight
Housekeeping coordination, cost visibility, quality checks and structured weekly actions.
Owner reporting
Transparent monthly revenue, VAT, operating costs, management fee and remaining owner result.
Hotel Park retains ownership of the asset. Scope, term, approvals, capital expenses and service responsibilities should be defined in the final signed agreement. Renovation expenditure is excluded from the operating model.
Every euro, explained.
Adjust the assumptions below. Revenue, VAT, expenses, owner income, Pollenbee fee and the annual forecast update immediately.
Know what changes the margin.
Editable planning assumptions for an 11-room property in Prishtina. Fixed expenses are monthly; OTA commission and laundry vary with occupied room nights or revenue. These are model inputs, not audited supplier invoices.

Output VAT is displayed separately for transparency and deducted only once. No input-VAT credits are modelled. OTA commission is calculated on the estimated OTA share of gross room revenue. Laundry is per occupied room night.
