01 / The proposal

What Pollenbee changes

Hotel Park's 2025 occupancy was 62.7%, but the achieved ADR was only €20.31. In August occupancy reached approximately 90%. The challenge is less about filling the hotel at any price, and more about managing rate, distribution and demand deliberately.

Revenue management

Dynamic rates by demand, day of week, season and room category; protect peak dates from underpricing.

OTA & direct distribution

Improve Booking.com and Expedia content, rate plans, availability, booking-engine conversion and direct-booking mix.

Corporate & advance bookings

Build institutional and business demand to reduce reliance on last-minute reservations.

Guest journey

Clear pre-arrival messages, consistent standards, review management and escalation workflows.

Operating oversight

Housekeeping coordination, cost visibility, quality checks and structured weekly actions.

Owner reporting

Transparent monthly revenue, VAT, operating costs, management fee and remaining owner result.

Commercial agreement: Pollenbee receives 12% of gross room revenue (VAT-inclusive). The owner receives the operating result remaining after output VAT, operating costs and Pollenbee's fee. There is no guaranteed minimum owner payment in this model.

Hotel Park retains ownership of the asset. Scope, term, approvals, capital expenses and service responsibilities should be defined in the final signed agreement. Renovation expenditure is excluded from the operating model.
